If you have spent any time searching for roof cleaning prices in Bournemouth, you must have noticed most guides refuse to give you a straight answer. You get phrases like “It depends” and “prices start from” followed by a number that means nothing.
That is frustrating. I get it.
I’m Martin, and I run MPowell Cleaning Services. I have been cleaning roofs across Bournemouth, Poole, and Dorset since 2013. Over the years, I have worked on everything from small terraced houses in Boscombe to large detached homes in Southbourne and various commercial properties across town. I know exactly what these jobs cost in our local area. I have put this guide together to be completely transparent, so you know what to expect before you call me.
Bournemouth Roof Cleaning Prices: Snapshot for 2026
These figures are from recent jobs and serve as a ballpark guide for standard pitched concrete or clay tiled roofs using a softwash method. Your final price will move up or down based on the factors I explain below.
| Property Type | Typical Size | Average Price Range |
| Small Terraced | Up to 50m² | £275 – £475 |
| Semi-detached | 50 – 80m² | £300 – £500 |
| Detached House | 80 – 120m² | £400 – £800 |
| Large Detached / Bungalow | 120m²+ | Custom Quote |

Pricing by Roof Material
Different materials require different levels of care.
Concrete and Clay Tiles: These are the most common roofs in Bournemouth. They are durable and work well with softwash or steam. These fall under the standard rates in the table above.
Natural Slate: Slate is a gorgeous material, and it can last well over a hundred years if it is looked after. That is the key phrase. Slate is more brittle than tile, and it requires a softer, more careful approach. We spend more time on it, and the method matters. High-pressure washing on slate is a bad idea. Softwash or steam is the right call. Because of this extra care, slate usually costs 10% to 20% more than standard tile.
Flat Roofs (Felt, EPDM, Fibreglass): Flat roofs are priced differently because the process is completely different. There’s no pitched surface to navigate, so access is simpler, but the cleaning approach varies depending on the membrane material.
- Felt roofs are the most common on older extensions and garages. They need careful handling because high pressure can lift seams.
- EPDM (rubber) roofs are more robust but still benefit from a low-pressure, chemical-led approach.
- GRP (fibreglass) roofs are generally the toughest and can tolerate slightly more pressure.
Flat roofs are usually priced per m² rather than by property type.
Flat roof cleaning prices:
| Flat Roof Size | Typical Range |
| Up to 20m² (garage / small extension) | £120 – £220 |
| 20 – 50m² | £200 – £380 |
| 50 – 100m² | £350 – £600 |
| 100m²+ | POA |

Metal Roofing: Metal roofs, such as standing seam, corrugated steel, or aluminium, are more common on commercial properties and outbuildings. I use a non-abrasive softwash to avoid stripping the protective coating. The pricing is similar to slate, typically 15% to 25% above standard tile.
The three ways to clean a roof
I choose the safest method based on your roof material and the level of growth.
Manual moss removal plus biocide treatment (Moss Scraping)
This is our standard service for moss-heavy roofs. We scrape the bulk of the moss off by hand using tools matched to your tile profile, bag it up, clear the gutters, then apply a biocide that kills remaining spores and slows regrowth.
The result is immediate. You see the difference the same day, and the roof continues to improve over the following weeks as rain washes away the dead residue.
Best for: Concrete and clay tiles, heavy moss build-up, and preparing a property for sale.

Softwashing
I use low water pressure and a biocidal solution. The treatment kills moss and algae at the root. After I rinse the roof, the dead material washes away naturally with the rain over a few weeks. It is safe, effective, and provides the best long-term result.
Best for: Light algae, north-facing roofs with staining rather than thick moss, and maintenance cycles.

Roof Steam Cleaning
Superheated water lifts grime, algae and lichen without aggressive pressure. It is slower than chemical treatment and requires more equipment. However, it avoids chemicals if that is your preference, and it works brilliantly on delicate surfaces like slate.
Best for: Slate roofs, sensitive garden environments, premium finishes.

What Moves the Final Quote?
A price list is a guide, but your home has its own specific needs. Here is what I look for:
- Access and Height: Easy access keeps the price low. If I have to work over a conservatory or navigate a tricky garden layout, it adds time.
- Moss Severity: A light layer of algae is fast to clear. Thick moss that you can grab in handfuls takes much more effort and creates more waste.
What’s included in Your Roof Cleaning Quote?
This probably varies more between companies than most people realise, so I want to be specific. When you book a roof clean with us, here’s what you get:
- Before we start: A proper site assessment. I’ll take a look at the roof, check access, assess the level of biological growth, and confirm the right method for your roof type.
- During the job: Full health and safety compliance. We carry public liability insurance, which covers you and your property throughout the job. We are careful around your property plants, patios, gutters, and windows.
- Plant and garden protection: When using our softwash chemical treatment, we pre-soak any garden beds or plants directly below the working area and rinse them down again after. It’s a step some companies skip. We do not.
- Waste removal: I do not leave piles of moss in your gutters or on your lawn. I remove the debris from your property and dispose of it legally.
Why Trust MPowell Cleaning Services?
I know there are plenty of people with a pressure washer in Bournemouth who claim they can clean roofs. However, the wrong method can strip the protective layer off your tiles, leading to leaks and expensive repairs.
I have been operating since 2013 and cover Bournemouth, Christchurch, Poole and the Dorset region. I carry full public liability insurance, so your home is protected. I’m proud of the results I leave behind. If you want to take a look at the standards I hold myself to before we chat, feel free to browse this service page.
I provide 100% satisfaction guarantee. If there’s anything you’re not happy with, contact me directly, and I’ll get back to you to sort it out. That’s a standing commitment!

A Word on Maintenance
Some roof cleaning companies will try to sell you a bi-monthly or yearly contract. I do not believe in that. I do believe in honesty.
Depending on where you live in Bournemouth or across the UK. Organic buildup, like algae, moss, lichen, will eventually return. I usually suggest a quick check-up every few years. This keeps your roof in top condition without spending a fortune on a full clean every time. I will tell you if you need it, and I will tell you if you don’t.
